To identify the lowest effective rent in Yonge-Eglinton, our team contracted an independent research firm to evaluate purpose-built rental buildings across the corridor on what a resident actually pays over a full tenancy rather than what the listing advertises in month one.

Advertised rent is a marketing number. A suite listed at $2,400 with one month free costs $2,200 in year one, then resets to $2,400 at renewal, a 9.1% jump before any lawful increase is applied on top. In a rent-exempt building, none of that is capped. Parking, storage, hydro and water sit outside the rent line entirely, so a building advertising $50 below a competitor while charging $200 more for parking is the more expensive building.

Effective rent counts all of it, which makes it the only figure that reflects value for renters who want a management team that knows their name, amenities worth using on a Tuesday, and a parking space they do not have to walk to.

Studios start at $1,950 per month and two-bedroom suites from $3,250, and those are the figures a resident pays in month one, month thirteen and month twenty-five. 18 Brownlow is one of Midtown Toronto’s premier rent-controlled apartment communities, offering fully renovated apartments in a luxury rental building, which caps the lawful increase at 2.1% for 2026 rather than leaving it to whatever the corridor will bear. For two suites at the same advertised price, that distinction is worth more over three years than any amenity on either building’s brochure.
